Water heaters are failing all at once. A tank water heater lasts around 8 to 12 years. When a whole city gets built in the same decade, a whole lot of water heaters hit the end of their life at the same time. Frisco is in that wave now. If yours is original to the house and the house is 15 years old, you’re on borrowed time.

Hard water makes it worse. Frisco’s water comes from the North Texas Municipal Water District through the Wylie treatment plant. It’s good water — the system has held the state’s Superior rating since 1996. But it’s moderately hard, around 11 to 12 grains per gallon, and those minerals settle in the bottom of your tank.

Older Frisco homes have copper under the slab. The city’s earlier builds used copper water lines. Copper under concrete eventually develops pinhole leaks. Newer homes have PEX, which handles ground movement much better.

Sewer problems here are usually not broken pipe. Frisco drains are almost all PVC, which doesn’t crack and fail the way old cast iron does. Sediment. Minerals from our hard water settle into a layer at the bottom of the tank, and water gets trapped underneath and boils through it. That popping sound is the tank working harder than it should to heat your water. Flushing it can help. If the tank is also old, the noise is often the first warning before a leak.

Because 15 years is past the normal life of a tank heater, and our hard water shortens it further. It’s not failing early — it’s reached the end. If yours is original to the house, start planning for it now rather than after it dumps 50 gallons on your floor.

Rough rule: if it’s under eight years old and the problem is a part — thermostat, element, valve — repair usually makes sense. If it’s over ten, leaking from the tank itself, or you’re facing a repair worth a large share of a new unit, replace it. A leak from the tank body can’t be repaired. We’ll tell you which one you’ve got, including when it’s the cheaper answer.

Usually sediment eating into your tank’s usable capacity — a 50-gallon tank with four inches of mineral buildup isn’t a 50-gallon tank anymore. Other causes are a failing lower heating element or a dip tube that’s broken down. All three are worth diagnosing before you buy a bigger unit you may not need.

The gas line. Tankless needs four to five times the gas flow of a tank, and most existing Frisco gas lines are too small. Upgrading it is required and it costs real money. Cheap quotes usually leave it out.
